Commercial outdoor LED strip lights work in a harder environment than any other lighting on a commercial building. Cove strip inside an office ceiling can survive a mediocre driver and thin encapsulation. A canopy run over a shopping-centre entrance, a facade outline on a mid-rise office block or a planter-wall detail in a public plaza cannot. Sunlight, rain, cleaning-crew hose-down, thermal cycling and the occasional knock all show up in the first year, long before any warranty period expires. This page is the working reference we use with commercial developers, facade contractors, MEP consultants and signage installers specifying exterior linear lighting, inside our wider commercial LED lighting solutions plan.
One point up front, because it decides most exterior specifications: an outdoor position needs a genuinely sealed product, and in Senfey’s current range the sealed families are the silicone neon products at IP65 and IP67. Every COB and SMD strip we make is IP20 — correct for interiors, wrong for anything exposed. If your drawing calls for a strip in an exterior position, either the product is a neon family item, or it is an indoor strip inside a sealed profile assembly that someone has to specify and warrant as a system. Those are different purchases with different risks, and conflating them is how exterior jobs fail.
What Actually Goes Wrong on Commercial Outdoor LED Strip Projects
Before specification, it is worth naming the failure modes that come up repeatedly on exterior inspection visits. They shape every decision downstream.
Encapsulation degradation. Sustained sunlight is hard on polymers. Low-grade silicone or PU coating discolours over time, and because it discolours unevenly the line stops matching itself, let alone the rest of the building. The strip still runs; it just looks wrong, which on a facade is the same as failed.
Adhesive lift. Strip held only by its adhesive backing on a sun-facing elevation lifts as the substrate expands and contracts through the day and the seasons, and a clean install becomes a bowed, sagging line. Outdoor runs need mechanical fixing — profile, clips or channel. Treat the adhesive as a positioning aid during install, nothing more.
Water ingress at joints and terminations. This is the big one. Sealed strip almost never fails through the body of the extrusion; it fails at the strip-to-cable joint, the end cap and the cable gland. A site-made joint sealed with whatever was in the van defeats the product’s IP rating entirely. Have terminations factory-made wherever the design allows.
Driver failure and driver location. Undersized drivers, or correctly sized drivers mounted somewhere that gets wet or cannot shed heat, fail first. The strip is fine and the whole line is dark, which means opening up the installation to reach a component that should have been accessible from the start. Decide driver locations at design stage.
Colour mismatch between reels. Different production batches look identical in the box and visibly different on a wall, especially across a long uninterrupted elevation where the eye has a direct comparison. Exterior work is less forgiving of this than any interior application.
IP Ratings for Commercial Outdoor LED Strip Lights, and What They Do Not Cover
The IP code is defined in IEC 60529 and means something specific and quite narrow: the first digit is protection against solid objects and dust, the second against water. Three grades matter for commercial exterior work.
- IP65 — dust-tight and protected against water jets from any direction. Suitable for protected positions: soffits, canopy undersides, sheltered shopfront details — anything rain-splashed and hosed but never sitting in water.
- IP67 — dust-tight and protected against temporary immersion. The right default for fully rain-exposed positions, ground-level details, planter walls and anywhere water can pool against the product.
- IP68 — continuous immersion, under conditions agreed with the manufacturer. Note that wording: IP68 is the one grade where test conditions are negotiated rather than fixed, so the claim only means something alongside a stated depth and duration. Senfey’s range tops out at IP67.
What the IP code does not tell you matters just as much. It says nothing about resistance to sunlight, nothing about cleaning chemicals, nothing about impact, and nothing about what happens once the installer cuts the product to length on site. A product can hold a legitimate IP67 rating and still be wrong for a sun-exposed elevation or a car-park pillar at trolley height. Ask about those properties separately, and ask specifically how terminations are made and sealed — that is where the rating is usually lost.

Almost every exterior linear position resolves to one of two answers, and getting this right early saves a redesign.
Silicone neon flex is a sealed, flexible, solid-bodied product. The silicone body is the enclosure, so there is no separate profile to specify, no diffuser to lose light in, and far fewer places for water to get in. It reads as a continuous glowing line rather than a lit surface, bends on the flat to follow curves and letterforms, and takes daily cleaning without complaint. For roofline outlines, facade geometry, signage, letterforms and handrails — any run where the source itself is the visible design element — this is the right tool, and in Senfey’s range it is also the only genuinely sealed option.
Strip inside a sealed profile is the other approach: an indoor-rated strip in an aluminium profile with diffuser, gasket, end caps and glanded cable entries, assembled as a weatherproof system. It gives a lit surface rather than a lit line, which is what you want for washing a soffit or wall. The trade-off is that the weatherproofing is now a property of the assembly and the installation, not of the strip you bought. Someone has to own that: specify the profile system, gasket, glands and termination detail, and be clear in the contract who warrants the assembly. Do not accept an IP20 strip in an exposed position on the argument that it sits inside a profile, unless that profile system is genuinely rated and installed to the rating.
Where Commercial Outdoor LED Strip Lighting Goes on a Building
Six positions account for most commercial exterior linear work. Each has a different dominant risk, and the risk — not the aesthetic — should drive the product choice.
Building facades and outline lighting
Runs shaping the outline of an office block, retail centre or mixed-use tower. The hard part is uniformity over distance: voltage drop and batch-to-batch colour variation are both more visible here than anywhere else, because the viewer sees the whole run at once. Plan feed points properly and insist on single-batch supply per elevation. Sealed neon flex is the usual answer where the line itself is the design.
Entrance canopies and soffits
Strip on the underside, washing the arrival zone. Guest-facing and close to eye level, so a dot-free source earns its cost. Rain reaches these positions as spray and wind-driven wetting even where they look sheltered. Retail storefronts, signage and wayfinding
Perimeter lighting around windows, signage outlines, canopy edges and identity walls. The distinguishing constraint is not weather but cleaning: shopfronts get wiped, scrubbed and hosed daily, so the product must tolerate contact and detergent as well as rain. Sealed silicone handles that better than a profile assembly with a joint at every module.
Car parks, service yards and back-of-house
Perimeter and pillar-mounted linear lighting where reliability matters more than architectural refinement. The dominant risk is mechanical — trolleys, vehicles, ladders and cleaning equipment all make contact at low level. Use the most robust mounting available, keep the product out of the strike zone, and specify impact resistance explicitly where it cannot be kept clear.
Landscape, planters and step details
Ground-level runs in planter walls, step nosings, retaining walls and handrails. Water pools at ground level and irrigation hits these positions daily, so IP67 rather than IP65 is the sensible default. Handrails add a second requirement: the product will be touched, so surface temperature and robustness both matter.
RGB and programmable feature bands
Colour-changing runs on atrium facades, mall entrances and identity walls. Two decisions dominate: whether the whole run changes together or individual segments need independent control, and what will drive it. Both are far easier to resolve before the product is ordered.

Scenarios We See on Commercial Exterior Projects
These are the conversations that come up most often once drawings are on the table.
The specification calls for adhesive-mounted tape on an exposed elevation. It will lift, and it will not stay sealed at the terminations. We push back toward sealed neon flex if the client wants a visible line, or a properly specified profile system if they want a wash. The cost difference is small next to an access platform and a re-install.
The client wants a continuous glowing line along the roofline. Neon flex, not strip in a profile. At viewing distances of tens of metres what they are buying is the evenness and solidity of the line, and a segmented assembly with a joint at every module does not deliver it.
An existing installation has one section reading a different colour. Almost always a batch mismatch rather than a fault. Confirm that before ordering a full replacement — redistributing the existing reels so the mismatch falls at a corner or a break in the run sometimes solves the visible problem at no material cost.
The mall wants scene changes on the atrium facade. Establish first whether the whole run changes together or segments need independent control, because that determines the product. Then specify the control properly: exterior feature lighting should switch on a timer or daylight sensor, dim on a schedule, and fail to a sensible state rather than going dark or full-bright when the controller drops out.
A café wants linear lighting under the awning. A protected position, warm colour temperature, on a dimmer — the same logic as our commercial LED strip lights guide, upgraded to a sealed product because awnings do not keep out wind-driven rain.
The client is worried about future maintenance. Buy spare strip and drivers with the main order, from the same batch, and hand them over with the as-builts. Reordering a short length years later will not match, and on an exterior run the mismatch is visible from the street.
Project Sequence for Exterior Linear Lighting
Exterior linear lighting fails at handovers between trades more often than at the product. This is the sequence that keeps it accountable.
- Concept. Designer and architect agree, per elevation, whether the intent is an outline, a wash or a feature effect. That single decision determines product type and cannot be deferred.
- Specification. Product type, IP grade, colour temperature, colour rendering, voltage, driver, profile and control system fixed at model-number level. “IP67 strip” is not a specification.
- Sample and mock-up. The exact SKU, mounted in the real position, viewed at night from the actual viewing distance. For facades, view it wet — a dry mock-up hides how the line reads against a reflective wet surface.
- Award and production. The bill of materials covers strip, driver, connectors, profile, gaskets, glands and end caps as one package. Splitting the sealing components across suppliers is how IP ratings get lost.
- Quality control. Colour consistency verified across the order and written confirmation that all material for each continuous run comes from one batch. Ask what inspection and test documentation is available for your SKU at enquiry stage.

- Commissioning. Dimming curve set, scenes programmed, timer or daylight sensor configured and switching times confirmed against local consent conditions.
- Handover. As-built drawings, a driver-to-run pairing map and the spares inventory transferred to facilities. Without the pairing map, the first fault becomes a search.
Controls, Scheduling and Light Pollution Compliance
Exterior commercial lighting runs on a schedule, not a switch. Facade and signage circuits are normally switched by a daylight sensor or an astronomical timer tracking dusk through the year, and many jurisdictions expect a reduction in facade brightness later in the evening. Build that into the control specification at tender: retrofitting a scheduling regime into a completed installation means re-commissioning at the client’s expense.
Light pollution rules are tightening and are increasingly specific about upward light and brightness near residential windows. Confirm the requirements with the local authority before the design is fixed, not at consent stage. Two further frameworks come up on exterior work: IEC publishes the IP-rating framework and the luminaire safety standards outdoor-rated products are assessed against, and CIE maintains the international basis for photometric and colour measurement. Is IP65 enough for a commercial exterior application?
That depends on the position, not on the fact that it is outdoors. IP65 suits protected positions — covered soffits, sheltered shopfront details, canopy edges — that see splash, wind-driven rain and cleaning but never standing water. Use IP67 where the position is fully exposed, at ground level, or anywhere water can pool against the product. Landscape and planter details should be IP67 by default.
Can I use an indoor LED strip outdoors if it is inside an aluminium profile?
Only if the profile system is genuinely rated and installed as a sealed assembly, with gaskets, end caps and glanded cable entries, and only if it is clear who warrants that assembly. Putting an IP20 strip in an unsealed profile and calling the result weatherproof is the most common cause of exterior failures we are asked to inspect. Which is better outdoors, LED strip or LED neon flex?
Neon flex for continuous glowing outlines, signage and letterforms where the source is the visible design element — and it is inherently sealed, so there is less to get wrong. Strip in a sealed profile for washing a soffit or wall, where you want an illuminated surface rather than a visible line. Most commercial buildings use both.
Where does exterior water ingress actually happen?
At the strip-to-cable joint, the end cap and the cable gland — not through the body of the product. That is why factory-made terminations matter, and why a site-made joint on an exposed run is a liability regardless of the rating printed on the reel. Specify the termination method explicitly and inspect it before the installation is closed up.
