What goes wrong
Six things that turn residential lighting into a callback
A development is not a house. It is one specification repeated across every unit, so a defect that affects 2% of runs is not a rounding error — it is a snagging list with your name on it.
Dimming
It flickers at the bottom of the dial
Residents dim to 10% in the evening, which is exactly where a mismatched driver and dimmer start to shimmer or drop out. The strip is usually fine; the pairing was never tested at the level people actually use.
Consistency
Unit 14 is warmer than unit 12
Two apartments finished from different production batches read as different colours, and once a buyer has seen both they will not unsee it. Binning tolerance matters more here than in any single room.
Detailing
You can see the diodes in the cove
A shallow plaster cove with a low-density strip gives a row of dots along the ceiling instead of a line of light. The fix is density and depth, and both are decided on the section drawing, not on site.
Access
The driver is sealed inside the ceiling
Plastered in with no hatch, so replacing a driver means cutting into someone's living room. The driver is the shortest-lived part of the installation and the one most likely to be swapped.
Integration
It does not talk to the system that was sold
The apartment was marketed as smart, then the lighting arrived with an IR remote. Which protocol the scheme speaks has to be fixed before the strip and driver are ordered, not after handover.
Wet and outdoor
Bathrooms and balconies were treated as rooms
A balcony is outdoors and a shower zone is wet, but both get specified with the same tape as the hallway. One rains on, the other steams, and neither forgives an unsealed cut end.
Dots or a line — set on the section
- 1A shallow cove gives the light nowhere to mix, so a 60 LEDs/m strip prints its own pitch on the plaster.
- 2More depth plus higher density — or COB, which has no pitch to print — resolves into one line.
Space by space
Six spaces in a home, six different specifications
What each space has to do after dark, and what that fixes about density, colour, dimming and the driver position. The same six decisions then repeat across every unit in the development.
Living rooms and open-plan spaces
This is the room people dim. A ceiling cove or a shadow gap gives indirect light that makes the room feel larger and the ceiling feel higher, without a single visible source — which is the whole reason residents notice it and buyers pay for it.
Two things decide whether it looks built-in or stuck-on: the cove needs enough depth to hide the strip from every seat in the room, and the dimming has to stay smooth at the bottom of the range. This is the space that sells the apartment, and where LED strip lights for home decor earns its place in the spec.

Kitchens, pantries and utility
Under-cabinet lighting is the one run in a home that is genuinely functional: it puts light on the worktop where the wall cabinet blocks the ceiling fitting. Mount it at the front edge of the cabinet underside, not the back, or you light the tiles instead of the chopping board.
Colour rendering matters more here than anywhere else in the unit, because this is where people look at food. Keep it warm — 3000K makes ingredients look like ingredients, and anything cooler makes a domestic kitchen read like a commercial one.

Bedrooms, hallways and circulation
The job here is getting to the bathroom at three in the morning without turning on a ceiling light. A low run under the bed frame, along a skirting or under a handrail gives just enough to read the floor, and it needs to be dim — brighter is worse, because it wakes people up.
Put it on a motion sensor with a low preset rather than a wall switch, and keep the level under about 10%. Circulation runs are also where a smart home LED strip actually earns its cost, because the behaviour is automatic rather than something anyone operates.

Balconies, terraces and roof gardens
A balcony is outdoors, whatever the floor plan calls it. It gets rain, it gets washed down, and in most climates it freezes — so this is a sealed outdoor build even though it sits three metres from a sofa.
Aim it down and keep it warm. A balcony run that throws light upward and outward becomes the neighbours' problem, and on an apartment block that is a complaint rather than a design detail.

Bathrooms and wet zones
Mirror lighting is the only light in a bathroom that people actually judge, because it is the one they use on their own face. Two vertical runs either side of the mirror beat a single strip above it, which throws shadows down and makes everyone look tired.
Zone the room properly: a sealed build inside the shower zone, and everything else at least splash rated. Steam is the quiet failure here — it gets into an unsealed cut end over months, not minutes.

Lobbies, corridors and amenity areas
The common parts are the only lighting every resident and every visitor sees, and they run far more hours than anything inside a unit. That changes the calculation: this is where continuous operation, long unbroken lines and serviceability matter more than atmosphere.
Long runs mean sections, injection points and several drivers, all in a labelled, reachable cupboard rather than above a plastered ceiling. Amenity spaces are also where scene control pays off, and where a home automation LED strip can shift the lobby between day, evening and night without anyone touching a panel.

What we supply for residential schemes
Four builds cover almost every unit and common part. Interior runs come from the COB LED strip range because a dotless line is what makes a cove look built-in, with SMD LED strip where a lower budget or a concealed position allows it. Colour-changing and scene work uses addressable LED strip, and anything on a balcony or terrace moves to LED neon flex.
Where dimming quality is the deciding factor, start with dimmable COB LED strip and dimmable LED strip lights — the strip and driver are specified as a pair, because that pairing is what holds at 5% rather than flickering. Smart RGB work sits with RGB COB LED strip and addressable RGB LED strip.

- Specify the strip and driver as a pair. Dimming quality is a property of the combination, not the tape. A strip that flickers at 10% with one driver is smooth with another, and the only way to know is to test the pairing at the level residents actually use rather than at full output.
- Order the whole development in one batch. Colour binning drifts between production runs, and in a development the units get compared side by side. One batch for all units, plus attic stock from the same batch, is cheaper than explaining why unit 14 is warmer than unit 12.
- Every driver needs a hatch. Assume each one will be replaced at least once during the building's life, by someone who has never seen the drawings. A driver plastered into a ceiling void turns a twenty-minute swap into a redecoration.
Sourcing and factory support
How a residential order gets specified and priced
We manufacture in Shenzhen and supply developers, fit-out contractors, smart-home integrators and distributors, including OEM and private-label work.
- Send the unit types, not the total metres
- A development is a handful of repeated unit types plus the common parts. Price the types and the multiplication is arithmetic; price a total length and every unit becomes a guess.
- Fix the control protocol before the strip
- Phase dimming, 0–10V, DALI or pixel control each imply a different driver, and the driver constrains the strip. Deciding this after the tape is ordered is the most common reversal on a residential job.
- Test the dimming pairing at low level
- We supply samples of the exact strip and driver combination so the pairing can be checked at 5–10% on a bench before it is repeated across every apartment.
- One batch for the whole development
- We reserve a single production batch across all units, with attic stock from the same batch, so colour matches between apartments and future repairs still match.
- Cut-to-length and pre-terminated per unit
- Runs cut to the drawing and labelled by room, with leads and connectors fitted here rather than soldered on a scaffold. Fewer site joints is fewer callbacks.
- OEM, ODM and certification for the market
