Apartment Balcony Waterproof LED Strip Lighting Across 18 Units in Cluj-Napoca

The Building Management File That Set the Constraints

This case documents an apartment balcony waterproof LED strip lighting rollout across 18 units on floors 3–8 of a mid-rise block in Salzburg, Austria. The developer wanted a handrail glow visible from the street plus a soft ceiling wash for evening use. Before any strip was quoted we read the building management file. Three rules came out of it, and they wrote the spec:

1. No surface conduit on the balcony ceiling. All cabling sits inside the pre-cast slot left during construction.
2. No visible driver on any balcony. Drivers live inside the flat, in the hallway ceiling void.
3. SELV low-voltage only past the threshold. Enforced per IEC 61140 — nothing above 24V crosses the sliding-door frame.

Decision Line 1 — IP Rating by Rainfall Angle, Not by Habit

Salzburg sits at the north edge of the Alps and takes driving rain plus wind-blown snow. Rather than one grade everywhere, we mapped exposure per position:

1. Handrail underside — IP67. Rain runs down the outer face of the rail and the strip catches spray from below.
2. Ceiling perimeter cove — IP65. Sheltered by the balcony above, so exposure is humidity and dust, not water.
3. West corner drip zone — IP67. One Approx. 0.8 m section where the neighbouring balcony’s runoff catches ours.

Ingress ratings follow IEC 60529. Decision Line 2 — Cable Path Through Pre-cast Slots, and the Products Used

The pre-cast slot was 22 mm wide, 30 mm deep. The channel was 15 mm × 12 mm, leaving Approx. 7 mm clearance for a 2-core silicone-jacketed feeder. Three follow-on choices:

1. Feeder cable pre-terminated at the factory with a waterproof connector, removing a hot-crimp step outdoors.
2. Mid-point injection at the sliding door head, where the slot meets the ceiling void, so power hands off dry.
3. Every driver sits Approx. 4.2 m from its strip’s far end. Measured voltage drop at full load: Approx. 4.6%, inside our 6% residential target.

Floor illuminance was set against EN 12464-1 so the wash reads as amenity, not security, light.

Both strips are IP20 tape run at 24V and sealed by the extrusion, which is why rule 2’s driver position was not negotiable. The 480 LEDs/m COB takes the handrail because tenants lean over it and any dot pattern shows from below. The cove sits high enough that 120 LEDs/m SMD hides its own pitch behind the diffuser, so COB there buys nothing. Both share one 3000K bin, so the block reads as one line from the street.

Decision Line 3 — Install Sequence With the Waterproofing Trade

The most valuable coordination step went into the build programme, not the drawings:

1. Channels were mounted before the floor membrane was sealed, so the fixings sat under the waterproof layer.
2. End caps were potted only after each strip was live-tested, because a failed strip means cutting the cap off.
3. Building management signed off each floor as it completed, so retrofits didn’t stack at handover.

One adjustment worth flagging: the plumbing team was rerouted around unit 4B because their drop line crossed the feeder path. One 20-minute meeting, versus chasing a cable failure two years in. This rollout sits in our LED strip lights for home decor range.

What We Handed Over Per Flat

• Strip per balcony: Approx. 15.4 meters. Across 18 units: Approx. 277 meters.
• Measured CCT drift between the 18 balconies: Approx. 40K.
• Case temperature of the handrail assembly, 4 °C wet November evening: Approx. 28 °C.
• Dimmer dropped into the hallway switch plate, so tenants dim the balcony without opening the door.

Four Notes if You’re Specifying a Similar Building

1. Read the building management file before specifying. Rules on conduit and driver location kill half the SKU options.
2. Zone the IP grade by rainfall angle, and quote the assembly rating — potting and end caps, not bare tape.
3. Match every balcony to one CCT bin at order stage. A strip swapped on floor 7 next year must look like day one.
